Request Invite to Owner Access Portal

As the season changes, it’s time again to finalize the Association’s financial plan for the year ahead. With support from Rockwood Property Management (RPM), your Board of Directors has adopted the 2026 Budget (linked to your right) for your consideration.  

​Beginning January 1, 2026, the semi-annual assessment will increase from $150 to $162, levied January 1 and July 1. Assessments are due on the 1st and considered delinquent if still unpaid by the last day of the following month. To avoid late penalties, please update your automatic payment (if any) to the new amount and remit on or before the due date. Before yearend, an assessment payment coupon book will be sent to all homeowners except those enrolled in Auto Pay through the Portal. Aside from the forthcoming payment coupon book, no additional notice will be sent regarding the 2026 assessment.

2025 Board of Directors Election Results
The newly elected Board members were PRESTON SANDBERG & ​JOSEPH TURNER. However, shortly after the election Preston resigned. The Board decided to appoint the next member with the most votes which was LACY SMAY.

The Association extends its gratitude to all the candidates that participated in this year’s election and to Matthew Kifer for his service as Director and ongoing commitment to the success of the Montrose community.

The 2025 Annual Meeting Minutes are being drafted. Once approved by the Board, the minutes will be posted to the website for member consideration. Thank you for another productive year together.
Unless otherwise posted, meetings are held at 5:30pm, location to be determined. Whenever possible, the Board will secure the Post Falls Library for meeting location. This page will be updated as the location for each meeting is finalized.

With the exception of executive session, meetings are open to the membership to attend but Board Meetings are reserved for Director participation; members are welcome and invited to witness the Board  conduct business on behalf of the Association. We hope to see you there!​

UPDATED 11/15/24: linked to the right, please find an Annual Disclosure, which is an educational effort sent to all homeowner email contacts to ensure you know where and how to access important HOA information. Please take a few minutes to review and become more acquainted with your HOA as well as the online resources offered through Rockwood Property Management (RPM).
 
For homeowners enrolled in AutoPay (through the HOA Portal), assessments are debited on the first business day after the assessment due date and will post to your checking account (or credit card statement) within 3 business days. Provided that you are properly enrolled in AutoPay and your payment information is correct, no further action is needed to ensure payment of the next assessment. 
 
Coupon books are on the way! Homeowners that are enrolled in Portal AutoPay will not receive a coupon book. If you pay any means other than AutoPay (through the Portal), you can expect your coupon book to arrive by mail  before January 1. A hard copy of the attached Annual Disclosure has also been sent with the 2024 Budget to ensure all owners receive a copy.
 
As a reminder, the HOA’s governing documents provide for a 60 day grace period for the remittance of assessments. Coupon books are provided as a courtesy but are not required for payment remittance. To ensure timely receipt of your payment, please select a payment method and follow the instructions attached hereto.
